Window cleaning planned around the property, glass, and access.

Eastside provides window cleaning for commercial and residential properties. Each scope is planned around the property type, included glass, interior or exterior access, glass condition, height, surrounding areas, and the result routine cleaning can reasonably provide.

Eastside is a fourth-generation family window-cleaning and exterior-cleaning business with roots dating to 1927.

Window cleaning for commercial and residential properties

A storefront, occupied office, multi-story building, and home may all need window cleaning, but they do not require the same work plan. The proposal should identify the glass, sides, related components, access method, and scheduling conditions included for that property.

Commercial properties often require additional planning around operating hours, tenants, visitors, equipment staging, and access restrictions. Residential service remains available with a clearly defined scope.

Interior and exterior window cleaning

Exterior service can cover accessible ground-level glass, upper windows, entries, and other specified exterior panes. Interior work may require coordination around furniture, merchandise, window treatments, employees, customers, occupants, pets, or restricted rooms.

A project may include exterior-only service, interior and exterior glass, or another defined group of panes. The written proposal should make that distinction clear.

Commercial window cleaning

Commercial window cleaning may be planned for offices, medical facilities, campuses, multifamily properties, retail centers, industrial buildings, and other active sites. Building height, access, approved work hours, pedestrian areas, parking, and property operations can affect the scope.

Review Eastside’s commercial window cleaning page for deeper guidance on multi-story access, occupied-property coordination, and recurring maintenance. Teams coordinating multiple locations can also review property-management cleaning support. Broader exterior-cleaning needs belong under Commercial Services.

Storefront window cleaning

Retail and customer-facing glass may require shorter work windows, coordination around entrances and deliveries, and a recurring plan that fits the location. The storefront window cleaning page explains options for display windows, entry doors, sidelights, transoms, and other specifically included glass.

Residential window cleaning

Residential service can be planned around the home, requested glass, number of stories, interior access, landscaping, gates, window treatments, pets, and difficult-to-reach areas. Screens and detailed track work are not assumed unless included in the estimate.

The residential window cleaning page provides homeowner-specific preparation, screen, track, and interior-care details.

Multi-Story & High-Access Window Cleaning

Eastside handles work ranging from straightforward ground-level glass to multi-story and high-access window cleaning. Access can depend on height, building layout, setbacks, landscaping, parked vehicles, pedestrian areas, roof or interior access, equipment staging, and site restrictions.

Not every pane can be reached by the same method. Some locations require additional review before inclusion, and the proposal should identify the expected approach and any exclusions.

Choosing the cleaning method for the property

Depending on the glass and site, Eastside may use traditional mop-and-squeegee cleaning, water-fed poles with purified or DI water, ladders, scissor lifts, boom lifts, swing-stage access, fall-protection systems, or a combination of methods. No single method is appropriate for every project.

The choice depends on glass condition, height, interior or exterior scope, surrounding materials, water availability, equipment access, and conditions around the work area. Pressure washing is not a window-glass cleaning method.

Routine cleaning versus glass restoration

Routine window cleaning addresses normal surface soil such as dust, fingerprints, spider webs, and loose residue. The practical expectation is clean, but not new.

Hard-water staining, mineral deposits, permanent etching, scratches, paint, adhesive, silicone, stucco, and other bonded material may require separate evaluation. Hard-water stain removal and glass restoration should be scoped separately when routine cleaning will not correct the condition. Construction debris removal is also a separate scope.

Failed seals, haze between panes, broken glass, and other window-system damage are not corrected by surface cleaning. Routine service does not include scratch removal, glazing, caulking, window repair, or frame restoration.

Window Tracks, Frames & Sills and screens depend on the scope

Related components are included only when the written proposal says so. If requested, the scope may identify Window Tracks, Frames & Sills as a defined group of details. Screens should be listed separately where applicable.

Routine cleaning of accessible components is different from repair or restoration. Torn screens, bent frames, damaged tracks, failed rollers, and permanently stained materials may remain.

One-time and recurring window cleaning

One-time and recurring service are available when the property, scope, access, and regional routing are a fit. The appropriate schedule depends on property type, traffic, exposure, appearance standards, budget, operating hours, access, and how quickly the glass becomes soiled.

Eastside does not apply one universal frequency to every property or promise route availability everywhere. Timing and intervals are confirmed for the specific address and scope.

What belongs in a window-cleaning proposal

Useful estimate information includes:

  • Property address and commercial or residential property type
  • Approximate window count or property size, if known
  • Exterior-only, interior-and-exterior, or another defined glass scope
  • Number of stories and known access concerns
  • Screens or Window Tracks, Frames & Sills requested
  • Photos of the property, elevations, and difficult-access areas
  • Visible mineral staining, construction debris, or unusual buildup
  • Preferred timing and operating or access restrictions
  • One-time or recurring service needs

A site walk may be needed for larger, multi-story, high-access, or otherwise complex properties before the method, equipment, exclusions, and schedule can be confirmed.
